Modular Integrated Construction (MiC)
To enhance construction productivity and cost effectiveness, the Government has been actively promoting high productivity construction methods such as Modular Integrated Construction (MiC) and Multi-trade Integrated Mechanical, Electrical and Plubming (MiMEP). MiC is an innovative construction method whereby free-standing integrated modules (completed with finishes, fixtures and fittings) are manufactured in a prefabrication factory and then transported to site for installation in a building. With the concept of “factory assembly followed by on-site installation”, MiC not only helps ease some of the current challenges faced by the industry but also improve construction productivity, safety, quality and sustainability. Most importantly, MiC can expedite housing supply.
Yau Lee Construction Company Limited (YLC) has been maintaining a leading position in the industry since the launch of MiC in 2018. As of September 2024, over 6,700 MiC modules were completed and different pioneer MiC projects were built/being built. Notably, the Fire Services Department Pak Shing Kok Married Quarters in Tseung Kwan O, the first MiC project in Hong Kong as well as a pilot project of the "Construction Industry 2.0", was successfully completed 10 months earlier than the LegCo schedule. Furthermore, the Dedicated Rehousing Estate at Hung Shui Kiu Phase 1A is the first residential project in Hong Kong with pre-assembled MiC balconies in order to overcome the challenge of transportation by reducing the height of the MiC modules. Other pioneering projects include the Housing Authority’s first full MiC public housing project, the first MiC school and the first MiC flyover market. Besides, YLC has also completed several transitional housing projects, such as Tenacity Resident at Ying Wa Street, Cheong San No. 1 at Yen Chow Street, Po Ting Terraced Home at Po Lam Road North and Everest Residence at Sheung On Street.
Our subsidiary, Yau Lee Wah Concrete Precast Products Company (YLW), has established a precast and MiC plant in Huizhou. With this advantage, we have a strong supply chain and quality control capabilities. Over the past 6 years, YLW invented 11 types of patented MiC systems, in which 6 were granted with In-principle acceptance (IPA) by the Buildings Department.
BEANiE
Ensuring the quality and the progress of MiC has always been our primary concern, therefore, Hong Kong’s first BIM-enabled blockchain multifunctional platform namely BEANiE, was jointly developed by our subsidiaries Global Virtual Design and Construction Limited and VHsoft Technologies Company Limited with a local startup iC-Full Security Management Limited in 2018 for MiC full lifecycle management which covers design, production, installation and handover to maintain high quality, just-in-time and lean construction and ultimately achieve the goal of enhancing quantity, speed, efficiency and quality.
By adopting the blockchain technology, all records in BEANiE are securely stored and cannot be deleted or altered to provide the project team a Common Data Environment (CDE) with Single Source of Truth (SSOT) and traceability and integrity are therefore can be greatly enhanced. Meanwhile, BEANiE also provides the most efficient way for the project team to communicate seamlessly without geographical limitation. BEANiE has now been enhanced to version 6.0 to cover wider functions, for instance, Digital Works Supervision System (DWSS), real-time logistic tracking and route planning by NB-IoT, real-time monitoring of in-vehicle air quality by sensors to enhance the drivers’ well-being, and incorporation of Smart Site Safety System (SSSS) to identify and track workers and ensure their safety.
Global Virtual Design and Construction Limited is committed to optimizing the functions of BEANiE, such as incorporating into the newly established Smart Command Theatre to serve as a City Information Modeling for the collection of MiC project data and other spatial information for further analysis to contribute to the industry.
