MiC & BEANiE
Modular Integrated Construction (MiC)
To support the “Construction 2.0” initiated by our Government, tackle the challenges of labour shortages while enhancing efficiency and safety, Yau Lee has been striving to adopt and strengthen Modular Integrated Construction (MiC) for creating value for sustainability. Together with our strong supply chain under the MiC production lines of Yau Lee Wah, one of our subsidiaries, in Huizhou, our quality control can further be assured. According to our experience, construction time and manpower of this kind of projects will be reduced by 40% and 60% respectively. Meanwhile, 45% of construction waste and 25% of air pollution will also be reduced when comparing with conventional construction methods.

Most significant of all, our MiC projects, such as the Disciplined Quarters for the Fire Services Department at Pak Shing Kok – the first project of our Government to adopt MiC cum the pilot project of Hong Kong’s Construction 2.0, the Tenacity Residence at Ying Wa Street, the Dedicated Rehousing Estate at Hung Shui Kiu Phase IA, construction of a 36-Classroom Primary School at Area 9, Tai Po, etc., have been presented with various awards in different ceremonies of our industry. These projects also prove Yau Lee’s accomplishments in adopting this innovative solution.

BEANiE
As inspired by Ms. Sylvia Lam, former Director of Architectural Services, together with the aim of accelerating construction digitalisation, our team has developed BEANiE, Hong Kong’s first blockchain multifunctional platform for the management of MiC’s full lifecycle.

Via the adoption of BEANiE, our project team can monitor not only the production, quality, delivery and installation of the MiC modules, but also the logistic route and wellness of our drivers. This platform also incorporates with dashboard and real time monitoring, Traceability and Safety in Controlled Zone (TRACY) as well as Smart Site Safety System (SSSS). Moreover, quality management can be strengthened due to the establishment of Corporate Smart Command Theatre under BEANiE 6.0.

In the future, our Group is dedicated to conducting the research and development of MiC, obtaining patents and exploring the feasibility of application in different types of buildings. Together with BEANiE and construction digitalisation, it will definitely improve project productivity, safety and quality, and ultimately to speed up housing supply in Hong Kong.
