Yau Lee Construction Company Limited specializes in building construction of varieties ranging from public housing to luxurious private housing estates, institutional buildings such as hospital and specialized buildings such as the Airmail Centre at Chek Lap Kok. The successful delivery of these projects requires the necessary expertise combining the in-house project management and site supervision teams and the design consultants' teams to plan and implement the works. This is particularly important for technically demanding projects such as precast concrete construction and projects with complicated Building Services and E&M installations such as hospital projects, both types of which we have completed a large number during the last decade.
In addition to the procurement of available plants and methodologies available in the market, the Company is particularly strong in the development of construction technique together with enhancement on project and works management. This enabled the most efficient approach for implementing the project. Numerous examples for these improvements had been developed throughout the Company's history. A notable one was the development of floor-to-floor construction cycles for the Harmony Type I blocks of the Housing Authority. Following thorough research carried out on the construction methodology, we derived that the semi-precast system was the most suitable method to enable trouble free and no-leakage precast solution. Started as an 8-day construction cycle, through re-engineering process, the 4-day construction cycle was eventually achieved without bringing in large increase of additional resources.
The structural design of the precast concrete structural systems for Housing Authority contracts had been the contractors' responsibility prior to 1999 when standard design was issued by the Housing Department. Our in-house Design Department had been directly accountable for the design of the structural system of precast concrete structures. Our Design Department with our Building Services Co-ordination Manager worked together to produce solutions to suit the client's requirements from our initiatives, the use of precast concrete including both structural and non-structural elements had been gradually increased to 35% of the total volume of concrete in a typical housing block in our Housing Authority project "Tung Chung Area 31 Phase 2" to be completed in 2005, compared with the original design of 17%. A further extension of this development is the commencement of "Redevelopment of Kwai Chung Flatted Factory" in 2005, where extensive precasting is applied to 2 no. Harmony Type I blocks and an Annex Block including the vertical structural elements taking the total volume of concrete to 70%.
